    We manage bill payment, income tracking, utility and mortgage oversight, owner reporting, budgeting, and lender-ready financials.

  • Utilities & Insurance Management

    We coordinate utility accounts, review bills for overcharges, manage insurance policies, and help ensure required inspections and recommendations are completed.

  • Collections & Legal Coordination

    Our team follows a structured collection process for past-due rent, coordinates lease enforcement, and works with counsel on nonpayment, holdover, access, and post-eviction collection matters.

  • Leasing & Renewals

    We work to minimize vacancy, vet incoming tenants, prepare lease packages, manage renewals and non-renewals, and help ensure compliance with rent-stabilized, 421-a, and free-market lease requirements.

  • Compliance & Violations

    We oversee HPD, DOB, FDNY, ECB, and OATH matters, coordinate corrective work, file required certifications, and attend hearings to dispute fines and resolve violations.

  • Field Operations & Maintenance

    We manage repairs, inspections, apartment turns, porter and super oversight, property walkthroughs, and day-to-day building conditions to keep properties clean, functional, and well maintained.

  • New Building Onboarding

    When taking on a new property, we organize documents, transfer accounts, gather leases and tenant data, review open violations and legal matters, and build an operating plan for a smooth transition.
