Accounting & Financial Management
Our full-service property management accounting department handles every aspect of your property’s financial operations with accuracy and attention to detail. We manage accounts payable and receivable, utility payments, bank reporting as needed, monthly reporting, and the preparation of quarterly and annual budgets. With tax-ready books at year-end and assistance preparing for mortgages and financing, we provide owners with clear, organized financials where every penny is accounted for.

24/7 Maintenance
Managing rental properties often means dealing with issues at the worst possible times. JSAF Management handles those demands for you with a 24/7 emergency hotline that can quickly coordinate emergency service, dispatch repairs, and respond to urgent building issues.
Our team has the experience to identify and address problems efficiently, minimize damage, maintain tenant satisfaction, and help control costs. In addition to emergency response, we provide weekly property walkthroughs, tenant relations support, insurance inspection coordination and recommendations, and oversight for HPD and DOB inspections to help keep your properties well maintained and in compliance.

LEASINg and LEASE RENEWAL
Our Leasing and Renewals Department is focused on minimizing vacancy, maximizing occupancy, and ensuring every lease is handled accurately and on time. We actively market vacant units, coordinate with brokers, gather pricing and condition feedback, vet incoming tenants, prepare leases, and make sure all required paperwork is properly completed and filed. On the renewal side, we manage renewals and non-renewals in accordance with each building’s business plan and NYC requirements, including timely outreach, certified mailings, follow-up by email and text, and coordination with field staff for lease execution. Our team also works to ensure the correct lease forms are used, supports DHCR filings when needed, maintains updated rent rolls, and escalates unsigned renewals to legal when necessary.
Collections LEgal
Our Collections and Legal Department works to resolve rent and lease issues proactively, fairly, and professionally while maintaining clear communication with tenants throughout the process. Using a structured follow-up process that includes notices, calls, emails, texts, and in-person outreach when needed, our team helps address past-due balances, lease renewals, and access matters before they escalate. When legal action becomes necessary, we coordinate closely with counsel to ensure cases are handled properly, efficiently, and with organized oversight from start to finish.
Building Compliance
Our Compliance Department helps keep properties in good standing by overseeing HPD, DOB, ECB/OATH, FDNY, and other required city and state compliance matters. From monitoring violations and coordinating repairs to filing certifications, dismissal requests, and required documentation, our team works closely with the field to help ensure issues are resolved properly and efficiently. We also attend and defend hearings, dispute fines and penalties when appropriate, and stay proactive in keeping buildings up to code and in compliance.
